Land & Property Professionals

Buying, selling, improving, dividing, preserving, or developing land can require specialized professionals beyond a traditional home inspection. Use this directory to find local professionals who can help evaluate value, boundaries, soils, water, environmental conditions, development potential, drainage, flood concerns, and other property-specific issues.

Listings are provided as a local resource and are not endorsements or guarantees of services. Property owners and buyers should independently verify licensing, qualifications, service areas, pricing, and whether a professional is appropriate for their specific project.

Wetlands, Streams, Floodplains & Water Management

Water on a property does not automatically mean the land is unusable, but wetlands, streams, drainage patterns and regulated floodplains can significantly affect how land may be used or developed. Specialized environmental and engineering professionals can help identify constraints and possible solutions.

My property floods. Does that mean it can't be used?

Flooding, poor drainage, wetlands and a mapped floodplain are four different issues, and a property can have one without the others.

Depending on the property, professionals may look at drainage improvements, stormwater design, grading, stream restoration, floodplain restoration, wetlands, culverts, infiltration, erosion and groundwater.

Some properties may have engineering, restoration or drainage options that improve usability, while others may have significant regulatory or physical limitations. A qualified professional can evaluate the specific property.

Environmental Testing & Due Diligence

Buyers of land, commercial buildings, former agricultural or industrial properties and redevelopment sites often need environmental professionals to evaluate what may be in the soil or groundwater.

When might I need an environmental site assessment?

It comes up most often with commercial property, former industrial uses, former gas stations, suspected underground storage tanks, evidence of dumping, certain agricultural uses, redevelopment sites — or simply because a lender requires one.

An assessment describes conditions and risk; it isn't a legal or environmental conclusion about your specific property. That comes from a qualified professional reviewing the site itself.

Soils, Septic & Perc Testing

Soil evaluation, perc testing, septic inspection, septic design and sewage planning are related but different steps. Which one you need depends on whether you are buying, building, dividing land or maintaining an existing system.

Buying land without public sewer?

Whether an approved on-lot septic system can be installed is often a deciding factor in whether a parcel suits the home or development you have in mind.

Soil evaluation and perc testing are typically done before you count on a building plan, and the local sewage enforcement officer is part of the process.
